Deciding to build a custom home is an exciting experience, but knowing where to begin can be overwhelming. Taking you from design to occupancy, Dogtooth Log & Timber offers complete project management services that will assist and guide you through every step of the building process. Below is a general outline of the services we offer to help bring your vision to reality.

Design Consultation

Choosing and finalizing a design can be the most time consuming step and typically takes at least 3-6 months to complete. The functionality of your home, your personal taste, and your budget all need to taken into consideration when choosing a design. Dogtooth’s experience enables us to offer professional advice to help your design come to life and ensure that the design fits the desired budget. Proper planning is the key to satisfaction with the building process. Our professional and experienced team will make every step of the process, from design to occupancy, as easy and comfortable as possible.

Permits, Warranty Program & Inspections

Once a design has been finalized, the plans will be sent to an engineer for structural engineering. A geotechnical engineer will develop a report for the property. The project will be registered with Pacific Home Warranty as well as The Home Owner Protection Office (HPO). If the project is within a municipality or a regional district a building permit will be obtained. The municipal building inspector will perform inspections at a minimum of 10 stages. Inspections will also be performed by a Pacific Home Warranty inspector, a geotechnical engineer, as well as a structural engineer at various intervals.

Owner’s Input and Consultation

Owners are welcome to be involved with the decision making process as much or as little as they wish. Many of the decisions may be aided by our experienced design team to ensure the interior and exterior esthetics of your home match your expectations. Our clients are welcome to their building sites at anytime to view the progress of construction. If you aren’t able to make it in person, Dogtooth will email pictures to show the progress that is being made.

Budget Creation, Tracking, & Timelines

A construction budget will be established when the design is completed and before building commences. All aspects of the build will be outlined in spreadsheet format so the owner can understand the cost of each component of the build. This spreadsheet will be used to track the financial progress of the project from start to finish. A construction timeline will be created in this step so that you will be able to know what’s happening and when.

Machinery

Dogtooth owns and operates a number of different machines. Through ownership we have rapid access to equipment such as bobcats, manlifts, forklifts, loaders, sawmills, backhoes, etc. By owning this equipment and having trained operators on our team we can work safer, more efficiently, and cost effectively.

Sawmill & Timberframing

Our sawmill is a key tool used to build our log homes and timber frames. The sawmill also enables us to supply custom wood orders to lengths up to 45 feet. Our timberframing work is complemented by a number of specialty timber tools such as a portable 12” bandsaw, chain mortiser, portable drill press, large beam saw and portable planers. These tools enable us to build custom creations unique to your home. These creations range from timber frame accents, one of a kind stairways and railings, to custom furniture. The ability to offer these extra services by our team ensures the standards set by Dogtooth are met in every component of your home.

Dogtooth prides itself on keeping our worksites neat and tidy. This eliminates wastefulness and creates efficiency. On our worksites you will find storage containers for tools and garbage bins for waste materials. Our team not only takes pride in our craftsmanship but also in the appearance of our worksites.

Dogtooth works closely with a number of local trades. Completion

completion

Upon completion of your home, Dogtooth will walk though and inspect the house with you. Any problems identified will be rectified at the earliest possible opportunity. We know that perfection is unattainable but excellence is not. We strive for excellence through-out all stages of construction. The house is complete upon a zero-defect inspection thereby closing the project.
